Design Development

Before submitting anything, we help you visualise your project with clear design proposals that show how the space can work.

This stage gives you confidence in the layout, flow, and overall feel of the design before moving on to planning.

This stage can include:

✔ Concept layouts and floor plans
✔ Optional 3D visualisations
✔ Design development based on your feedback
✔ Advice on layout, materials, and style

Planning Application Service

We prepare and manage the drawings and documents required for your planning application and handle the submission process on your behalf.

Our aim is to keep the process straightforward, professional, and good value from start to finish.

This includes:

✔ Planning application drawings
✔ Supporting documents where needed
✔ Submission and liaison with the local authority
✔ Unlimited revisions before planning submission

Revisions

Unlimited revisions are included before planning submission, as long as the project brief remains broadly the same.

Any changes requested after submission, or significant changes to the agreed design, may be subject to an additional fee.

Important Information

Please note that Local Authority application fees are not included.

Our service is planning-focused only. We do not provide:

• Building Regulations / Building Warrant

• Construction drawings or construction information

• Structural design

• Site inspections

• Contract administration
